Dixie Downs sits on the west side of St. George, north of the Sunset Boulevard / Bluff Street commercial intersection. The neighborhood is one of the older established residential areas in the city — primarily mid-century through 1970s housing stock, with mature trees and settled landscaping that distinguishes it from the post-2000 master-plans further out. Dixie Downs Elementary School sits at the neighborhood's center and gives it the name.
An older west-side residential pattern
The neighborhood developed through the mid-to-late 20th century as St. George's working west-side residential expansion. Most of the housing stock is single-family ranch or rambler from the 1960s and 1970s, on quarter-acre to half-acre lots with established trees and lawns. The neighborhood is one of the few in St. George where the original mid-century street grid is intact and where the housing stock has aged into a settled neighborhood character rather than being replaced by infill construction.
